Why Buyers and Sellers Are Stuck

In today’s High Desert market, I’m seeing a real tug-of-war between buyers and sellers. Higher mortgage rates are making it tougher for buyers to justify those monthly payments, so many are holding off—waiting for conditions to improve before they make a move. At the same time, pending sales are losing momentum, which means fewer house hunters are turning their search into real offers. On the flip side, homeowners who locked in lower rates in recent years aren’t eager to give up those affordable payments, so fewer listings are hitting the market. The result? We’re in a bit of a housing stalemate. Buyers are hoping for better opportunities, sellers are reluctant to let go of those great loan terms, and transactions are moving at a slower pace than usual. With more than 15 years guiding clients through shifting markets, I know firsthand how important clear communication and honest guidance are—especially when navigating these kinds of challenges. My focus remains on helping clients find the best path forward, whether you’re looking to buy, sell, or simply understand what this means for your goals.
