We’re seeing a shift in the real estate landscape: in the rolling 3-month period ending Mid-Q3, about 45% of U.S. home sales included seller concessions—the highest Mid-Q3 share on record since at least 2020. This is up from around 43% a year ago, a sign that buyers are gaining more leverage as increased inventory and lighter competition reshape the market. Concessions aren’t just about dropping the price; they often include help with repairs, closing costs, or even mortgage-rate buydowns. For many buyers, these options can make the path to homeownership more accessible and affordable. I’ve noticed sellers are now competing by offering closing-cost credits and rate buydowns, not just price reductions, which gives buyers more flexibility at the negotiation table. In fact, nationally, about 16% of homes sold in Mid-Q3 combined a price reduction with a concession, further lowering entry costs for buyers. Navigating these evolving opportunities is part of what I love about guiding clients here in the High Desert—each transaction is unique, and I’m committed to making sure you have every advantage as you build the life you envision.
