  • Housing Data Gives Buyers More Leverage

Lately, market data is giving buyers a bit more room to maneuver. In late Q3, about 21% of active listings saw price cuts, and inventory reached over 1.16 million homes—now within roughly 9% of what we used to consider a typical pre-pandemic market. Buyer activity remains measured, with homes under contract dropping nearly 4% year-over-year for the second month in a row, a clear sign that higher mortgage costs are still impacting affordability. The national median list price stands at approximately $419,000, down about 1% both month-over-month and year-over-year, and price per square foot dipped by around 2%. Sellers are holding steady, with about 6% of listings delisted (basically unchanged from last year), but more homeowners are adjusting prices and making room for negotiation.

In my experience guiding buyers and sellers in the High Desert, moments like these reward patience and preparation. Whether you’re looking to buy or sell, understanding how shifting inventory and pricing trends can open new opportunities is essential. The next big question: will these price adjustments bring more buyers to the table, or will we see further supply growth and a longer market reset? As always, I’m here to help clients navigate these changes with clarity, strategy, and a focus on your best interests.

  • Seller Concessions Reach a New US Peak

We’re seeing a shift in the real estate landscape: in the rolling 3-month period ending Mid-Q3, about 45% of U.S. home sales included seller concessions—the highest Mid-Q3 share on record since at least 2020. This is up from around 43% a year ago, a sign that buyers are gaining more leverage as increased inventory and lighter competition reshape the market. Concessions aren’t just about dropping the price; they often include help with repairs, closing costs, or even mortgage-rate buydowns. For many buyers, these options can make the path to homeownership more accessible and affordable. I’ve noticed sellers are now competing by offering closing-cost credits and rate buydowns, not just price reductions, which gives buyers more flexibility at the negotiation table. In fact, nationally, about 16% of homes sold in Mid-Q3 combined a price reduction with a concession, further lowering entry costs for buyers. Navigating these evolving opportunities is part of what I love about guiding clients here in the High Desert—each transaction is unique, and I’m committed to making sure you have every advantage as you build the life you envision.

  • Homebuyers Enjoy Greater Choice as Listings Reach Six-Year High

Homebuyers Enjoy Greater Choice as Listings Reach Six-Year High

We’re seeing a significant shift in the U.S. housing market right now: there are 57.9% more home sellers than buyers, with listings at their highest point in six years. Inventory has grown by 3.9%, while the number of buyers has barely changed—up just 0.1%. However, elevated mortgage rates and sustained home prices continue to make affordability a real challenge. Sales activity is slowing as a result. As someone who’s helped clients navigate both buyer’s and seller’s markets in the High Desert for over 15 years, I know how important it is to approach these changes with clear communication and a well-informed strategy. Whether you’re considering a move or just curious about what this means for your real estate goals, my commitment is to guide you with honesty and the local expertise you deserve. Real estate isn’t just about transactions; it’s about building a future that fits your vision.

What happens if you never buy a house? What renters are gaining – and giving up.

It’s a question I hear more and more in the High Desert: what if you never end up buying a house? With home prices now at five times the median income, and rising interest rates adding to the challenge, it’s understandable that many young adults are weighing their options. Some choose to rent long-term or invest their money elsewhere as market uncertainties persist. While renting can offer flexibility and less responsibility for maintenance, it also means missing out on the potential for building equity and creating a place that’s truly your own. As someone who’s guided clients through every stage of the real estate journey, I know how personal and complex these choices can be. My commitment is always to honest advice and helping you make the decision that fits your goals—whether that means stepping into homeownership or exploring other paths to building the life you envision.
